There are several words related to the cost you need to know when you rent a housing in Japan.

保証料ほしょうりょう
(Hoshoryo)		Guarantee feeFee paid to use a rent guarantor company
敷金しききん(Shikikin)DepositDeposit money paid to owner at the time of contract. This fee is returned when moving out after deducting room cleaning and repair fee.
礼金れいきん(Reikin)Key MoneyThis money is paid to the owner at the time of contract and non-refundable.
This came from old tradition of Japan. Now many apartment rooms don’t require this fee.
仲介手数料ちゅうかいてすうりょう
(Chukai Tesuryou)		Real estate agent feeWhen you make a contract through real estate company(Fudosan Kaisha), you need to pay this fee to real estate company.
鍵交換費かぎこうかんひ
(Kagi Koukanhi)		Key replacement feeThis fee is used to replace house key at the time of changing residents. This is to avoid the previous residents may enter the room after moving out.
火災保険料かさいほけんりょう
(Kasai Hokenryo)		Fire Insurance feeInsurance covers the damages by fire. Insurance also covers the damages by storm,
thunder, explosion etc..)
更新費こうしんひ
(Koushinhi)		Renewal feeMostly, contract period for the rent is 2 years. When refreshing the contract, this fee may be required.
ハウスクリーニング費はうすくりーにんぐひ(house cleaning hi)Cleaning feeAt the time when the resident moves out, this fee may be invoiced.
Some apartment owners may deduct this fee from the deposit.
